A mixed view for monthly construction activity, as forecasts predict a disappointing end to 2023

The ONS report that monthly construction output increased 0.4% in September, led solely by an increase in repair and maintenance of 2.1% being partially offset by a decrease in new work of 0.8%.  Alongside this, growth for Q3 2023 increased 0.1%. In contrast, October data from S&P Global/CIPS UK Construction PMI shows that construction activity continued to decline, at a sharp pace, as the index marked its second lowest monthly reading since May 2020, with housing activity decreasing for the eleventh consecutive month.

The CPA and Glenigan have both published their latest forecasts for the construction industry, and both expect a disappointing end to 2023. The CPA expect a further contraction for 2024 to hold back recovery of major construction sectors into 2025. Whereas Glenigan forecast gradual growth for project starts over the next two years as some sectors begin to experience recovery.

HMRC report that in September the number of property transactions in the UK totalled 85,610, 17.0% lower compared to a year earlier (just before the impact of last years ‘mini budget’). Alongside this, the Bank of England report that in September the number of mortgages approved for house purchase decreased to 43/328 and is 32.5% lower than a year earlier, marking the lowest volume since January. Nationwide reports that house prices improved slightly in September, as annual house price growth fell to -3.3% from the -5.3% seen October. And Halifax report monthly house prices increased 1.1% in October, bringing the run of six consecutive monthly falls to an end.
